LOD 100: Conceptual Design 

Scope of Work: 

It focuses on creating massing models that outline the overall form, orientation, and layout of the project. It includes basic zoning analysis, site impact studies, and approximate areas for feasibility and cost estimation. Materials, finishes, and construction details are not defined at this stage.

Deliverables: Conceptual massing models, 2D drawings, and general project data for planning.

LOD 200: Schematic Design 

Scope of Work: 

Involves developing a more detailed model with approximate geometry for major building elements like walls, floors, and roofs, along with generic components such as placeholder doors and systems. It coordinates spatial relationships between systems, provides initial 3D visualizations, and allows for preliminary quantity takeoffs. Collaboration with consultants ensures synchronization of MEP, structural, and architectural systems.

Deliverables: 3D models, schematic design drawings, and preliminary cost estimates.

LOD 300: Design Development (Detailed Design) 

Scope of Work: 

Involves defining precise geometry for all major building elements, including specific materials and systems. Manufacturer-specific information is incorporated for key components like windows, doors, and MEP equipment. Detailed sections and elevations are created for construction documentation. Clash detection is conducted to resolve system conflicts, and collaboration ensures full coordination among architectural, structural, and MEP disciplines.

Deliverables: Fully coordinated BIM model, detailed drawings, updated cost estimates, and clash detection reports.

LOD 350: Coordination & Technical Design 

Scope of Work: 

It ensures the model includes detailed connections, clearances, and supports for building systems like piping, ducts, and electrical components. Constructability reviews confirm seamless installation with added anchoring and fastening details for structural elements. The model is updated for interdisciplinary coordination, ensuring all components fit and function accurately. Installation details are verified, and the model is prepared for 4D construction scheduling and 5D cost estimation.

Deliverables: Fully coordinated 3D model, detailed drawings, coordination reports, and updated cost estimates.

LOD 400: Fabrication & Construction 

Scope of Work: 

Involves developing fabrication-ready models with precise details for manufacturing and construction, including material properties, dimensions, and tolerances. Shop drawings for contractors and fabricators are created, detailing part numbers and assembly instructions. The model includes prefabricated components like steel beams and curtain walls, along with construction sequencing simulations to optimize efficiency. As-built data is incorporated to reflect on-site conditions.

Deliverables: Fabrication models, shop drawings, material specifications, sequencing plans, and as-built models.

LOD 500: As-Built

While LOD 500 goes beyond LOD 400, it’s worth mentioning for completeness:

Scope of Work:

The final, fully detailed model reflects the actual construction, including any changes made during construction (e.g., adjustments in the field, substitutions).

The model serves as a record for facilities management, allowing building operators to manage the building’s systems and plan for maintenance or future renovations.

All elements are modeled to represent the as-built condition, with accurate dimensions and locations.

Deliverables: Final as-built model, facilities management model, and record drawings.
